Eligibility: This plan is offered exclusively to NRI, outstation, and absentee owners who are unable to manage their property personally. GST and third-party repair costs are additional where applicable.

On-time remittance: If a placed tenant pays late in a given month, Rento remits the owner's share on schedule regardless, so a late-paying tenant doesn't delay your payment. This applies once a tenant is placed and covers occasional late payment — it is separate from vacancy (no fee or rent applies while the property has no tenant) and does not extend to a tenant who stops paying altogether or vacates without notice. Full terms are set out in the management agreement.

Do you own a luxury property — a high-end apartment, luxury villa, or bungalow? We present it to tenants specifically looking for that standard of home, rather than listing it alongside standard rentals.

  • Property assessed against premium criteria before inclusion — acceptance is not automatic.
  • Criteria include location, construction quality, gated community, amenities, furnishing, configuration and interiors.
  • Minimum rent ₹40,000/month. Typical bands served: ₹50,000–₹1 lakh, ₹1–2 lakh, and above. Meeting the minimum does not by itself qualify a property — the criteria above still apply.
  • Presented to tenants specifically seeking premium homes.
  • Viewings coordinated and managed on your behalf.
  • Documentation and handover support included.
  • Two fee options: a one-time commission of one month's rent on successful placement, or ongoing property management at 8% of rent collected — you choose.
Please note: A monthly rent of ₹40,000 or above is the minimum threshold to be considered — it is a starting condition, not a guarantee of acceptance. Inclusion is subject to inspection and assessment against the criteria above, and not every property qualifies. Fee details are confirmed once your property is assessed. This service does not guarantee a tenant will be found, or that any particular rent will be achieved.

Confidentiality: Your identity and property details are treated as strictly confidential and are not disclosed to third parties, except where disclosure is required by law or by a competent authority — as applies to any service provider.

Please note: Short-stay letting is subject to your apartment society's rules and any applicable local laws — both should be confirmed before starting. The 70/30 revenue share is calculated on booking revenue received. Actual earnings depend on how many nights are actually booked and on seasonality — a higher nightly rate does not by itself mean higher monthly income. Which costs (utilities, consumables, repairs, platform charges) sit with the owner and which are covered within Rento's share is set out in the management agreement, and should be confirmed before you sign. This service does not guarantee continuous occupancy or any minimum monthly income. Full terms are set out in the management agreement.

For Services 1 and 2, we act as a placement service — you deal directly with your tenant afterward. For Service 3, we act as your property manager on an ongoing basis. For Service 4, Rento Properties takes the property under a direct rental agreement — we are the contracting party, not a middleman.

No plan requires an upfront payment. Fees are charged only after a tenant is placed (Services 1 and 4 have no brokerage at all), or only on rent actually collected (Service 3).

Once the agreement is signed, your rent begins as per the agreed schedule set out in that agreement — you don't need to wait for us to find an occupant. Final start date, amount, and schedule are confirmed in writing before signing, and property acceptance is subject to inspection and commercial assessment.

Yes. The key remains your property at all times. We issue a formal Key Holder Receipt on handover, log every visit, and will not duplicate or transfer the key without your written consent. It is returned once a tenant is placed or you cancel the service.

This plan is offered exclusively to NRI, outstation, and absentee owners who cannot manage their property personally. If you live locally and are simply time-constrained, One-Time Tenant Placement or Zero Brokerage may be a better fit.

Yes — many owners start with One-Time Tenant Placement or Zero Brokerage and move to Property Management or the Company Rental Plan once they've seen how we work. Talk to us about switching at any point.

Yes. For any of the four plans, you can request a sample agreement in advance so you know exactly what you're signing before committing. We'd encourage this especially for Property Management and the Company Rental Plan, given their longer or ongoing nature.

Responsibility for damage is set out in the relevant agreement. Under Property Management and the Company Rental Plan, move-in and move-out condition checks are carried out so any damage can be assessed and addressed as per the agreed terms. Under One-Time Tenant Placement and Zero Brokerage, the owner manages the tenancy directly, so damage is handled between owner and tenant per their own rental agreement.

Yes, verification assistance is part of Services 2, 3, and 4. Under Zero Brokerage, the owner gives final approval on the tenant regardless, so the owner retains the ability to carry out their own checks before agreeing.

Exit terms, notice period, and any conditions for ending the agreement early are set out in the signed Company Rental Plan agreement itself. We'd recommend reviewing this section closely in the sample agreement before signing, since it's a multi-year commitment on both sides.

No. Inspections can typically be coordinated without the owner being physically present — this is especially relevant for NRI, outstation, and absentee owners under Property Management, and for owners considering the Company Rental Plan.

That's fine for any of the four plans — in fact, most owners approach us with a vacant property. Under Services 1, 2, and 3, there's no fee or rent from Rento while the property is vacant. Under the Company Rental Plan, rent begins as per the agreed schedule once the agreement is signed, regardless of whether an occupant has been placed yet.
